We are proud to announce plans to redevelop the former site of the Temple Community Hospital. Pinnacle 360, by La Terra Development, is a 4-story apartment residence with 221 units and unobstructed hilltop views of Los Angeles.

The project is uniquely situated between the Rampart Village and Historic Filipinotown neighborhoods, with easy access to neighboring Hollywood, Silverlake, Koreatown and Downtown. Our Community-Focused Approach

Minimizing Impact

In an effort to ensure that the construction phase of our project moves forward with consideration of the community, we are committed to minimizing construction impacts as much as possible.

Construction mitigations include:

  • Construction hours will comply with LAMC allowed hours indicated in their “Good Neighbor Construction Practices” guidelines.
  • Significantly condensed pile driving schedule
  • On-site and off-site construction worker parking prohibited on residential streets around the project

Maximizing Benefits

We at Pinnacle 360 Hoover believe that the benefits of a project are just as important as the impacts. That is why we have created comprehensive construction mitigation measures and negotiated several community benefits.

Community benefits include:

  • Newly designed landscaping and sidewalks
  • 5,000 sq ft of publicly accessible green and open space
  • 19 units of much-needed affordable housing for very-low income residents
  • 384 parking spaces and 294 bike parking stations
  • Dedicated rideshare pick-up and drop-off area
  • Replacing 36 removed trees with 102 new trees

Additionally, we will have a construction communication hotline with a dedicated Community Liaison for residents to provide input on construction activities as needed and answer any questions.

On Sunday, February 25, 2018, the Pinnacle 360 Outreach Team hosted a Construction Community Update Meeting to outline our Construction Communication Plan for the proposed redevelopment of the Temple Community Hospital site and answer construction related questions. This meeting set the foundation for our community-focused approach and provided attendees with a project fact sheet and contact information.

On Sunday, April 29, 2018, the Pinnacle 360 Outreach Team hosted a Community Update Meeting to update neighbors on the status of our application process with the City, as well as gather feedback regarding community open space and other project features. Additionally, a representative from the Los Angeles Department of Transportation attended to update residents regarding the City process and protocols for creating a parking permit district in their neighborhood.
